Henderson Park is a real estate private equity firm, not a generalist corporate buyout fund. Its investment approach emphasises high-quality assets, value creation through active management, granular underwriting and exit optionality.
Value-add / opportunistic
Acquire under-managed or under-invested assets and reposition them through capital investment and operating improvements.
Enhanced income
Focus on rental reversion and targeted capital expenditure to generate income and total returns.
Active asset management
Translate the investment thesis into lease-up, renovation, operating strategy and exit execution.
Relevant examples from Henderson Park’s published portfolio include hospitality assets such as Hilton London Metropole, living investments at Nine Elms and logistics assets such as Konect 62. Use these to demonstrate sector-specific understanding rather than repeating generic private equity talking points.
Henderson Park interview process: candidate-reported examples
Public interview data is limited. Two historical Glassdoor reports describe the following types of stages, but applicants should not assume this sequence applies to every role or year.
A reported associate process included modelling, an IC deck and presentations to directors; an off-cycle internship report described a paper LBO, swap question and modelling sensitivity table. These are anecdotes, not official firm-wide requirements.

Worked case 1: cap rates, yield reversion and property value
Assume a hypothetical office property generates £10m stabilised annual NOI. The investment team wants to understand how exit cap rates affect value.
Exit cap-rate sensitivity
Formula: Property value = stabilised NOI ÷ capitalisation rate. Moving from 5% to 6% reduces the valuation by approximately 16.7% even if NOI is unchanged.
How to go beyond the calculation
Discuss whether the property is fully let, how market rent compares with passing rent, the cost of achieving stabilised NOI, the quality of tenants and the liquidity of the exit market. A compelling investment case connects yield reversion to a funded, achievable business plan.
Worked case 2: leveraged real estate investment
Assume a hypothetical asset is acquired for £150m with £90m debt and £60m equity. After five years, it is sold for £195m with £70m remaining debt. Ignore fees, taxes and interim cash distributions for this simplified exercise.
Five-year paper LBO
Math: Exit equity = £195m − £70m = £125m. Multiple = 125 ÷ 60 = 2.083×. IRR = (125 ÷ 60)^(1/5) − 1 ≈ 15.8%.
Interview follow-ups
What happens if cap rates expand? How would refurbishment delays change returns? What if financing costs rise by 200 bps? Which covenant is most likely to constrain distributions? How do rent-free incentives change cash flow during lease-up?
Investment committee presentation: six-slide structure

Asset, location, entry basis, equity commitment, expected returns and decision requested.
2. Market thesis

4. Underwriting
NOI bridge, debt structure, base-case cash flow, IRR and equity multiple.

Practise explaining your thesis in 90 seconds, then defending every major assumption. Senior interviewers may care as much about judgement, execution feasibility and downside protection as about spreadsheet accuracy.
